Property & build-to-rent
Renters don’t search by postcode any more. They describe a life.
“Two-bed, dogs welcome, gym, fifteen minutes from the station.” That is what renters now type into ChatGPT, and it answers with three or four buildings. We make sure AI can find your scheme, quote its facts and recommend it, from hoarding to fully let.
30 minutes. No deposit. No obligation.
- Competitor A, dog-friendly with a pet-washing station, residents’ gym source
- Competitor B, ten minutes to the station, gym and cinema room source
- Competitor C, smaller building, pets on request, well reviewed source
The case in three numbers
One extra let pays for the sprint four times over.
a year’s rent from one extra one-bed let at £1,170 a month. The sprint costs £3,500, once.1
the average time to find a tenant, with rental demand at a six-year low. Renters have choice again, so their shortlist matters.2
now works inside ChatGPT, build-to-rent included. Your listing’s facts now feed the conversation.3
The questions we test
We start where your renters start.
Before your sprint, we build 20 to 40 questions like these and ask each one across ChatGPT, Perplexity and Google’s AI, several times over.
“Best build-to-rent in Birmingham city centre?”
“Pet-friendly two-bed near Slough station, with parking?”
“Is [your scheme] a good place to rent?”
“[Your scheme] or the building across the road?”
Then we record who gets named, what AI says about them, and the sources it trusted. That is your baseline.
What we fix
Five reasons good buildings go unmentioned.
Facts AI can actually reach
Rents, availability, floorplans and amenities often sit inside third-party search widgets and PDFs that AI can’t open. We turn them into pages and data it can read.
One set of facts, everywhere
Your website, Rightmove and Zoopla made to say the same thing. With Rightmove inside ChatGPT, a mismatch is a missed recommendation.
The details renters ask about
Neighbourhood and amenity pages built on real questions: walk times, commute times, pet policy, bills, parking, broadband. Specific enough to repeat.
Fair answers to “this or that?”
Build-to-rent or private landlord? Southside or the Jewellery Quarter? Honest comparison content that puts your building at the centre of the question.
What others say about you
Resident reviews, local press and awards carry more weight with AI than your own copy. We show you the gaps and help close the ones that can be closed.
Launching a scheme?
Start at hoarding stage.
A building AI already knows on launch day doesn’t start its lease-up from zero. Facts, pages and listings set up before the first viewing give the AI engines weeks to find you.
The Launch Pack, with our partners at Studio Jouvay: they make the identity, the hoardings and the website. We make it AI-ready before launch day, then run three months of lettings campaigns on Meta. One plan, from hoarding to fully let.
Three ways to work with us
Start with the building. Add spend only when there’s a baseline to beat.
We measure what matters to a lettings team: enquiries, viewings booked and cost per let.

Questions
What lettings and asset teams ask us.
Do you replace our letting agent or the portals?
No. Portals and agents still do the letting. We make sure that when a renter asks AI before they ever open a portal, your building is in the answer, and the facts it repeats are right.
Can you advertise our scheme inside ChatGPT?
Not yet. Property isn’t among OpenAI’s allowed ad categories at the moment. The sprint works regardless, because it changes what the AI says, not what sits beneath it.
We’re still on site. Is it too early?
No, it is the best time. A scheme set up for AI before launch has weeks of head start by the first viewing.
We run several buildings. How does that work?
Each scheme gets its own sprint, because renters ask about places, not portfolios. Ask about portfolio pricing, and about the Concierge to watch them all every month.
Will you change our brand or website design?
No. We work within your existing site, so your brand studio’s work stays exactly as it is. We add facts, structure and pages; we don’t redesign.
What about material information rules?
Every fact we publish is written to Trading Standards guidance on material information and to the CAP Code. Accurate listings are also what AI rewards.
The next step
Book a 30-minute call
Before we speak, we run the ChatGPT Test on your scheme. On the call, we walk you through it: the questions renters are asking, the buildings AI recommends, and where yours stands.
If we can help, we’ll tell you exactly how, and what it costs. If we can’t, we’ll tell you that too.
P.S.Ask ChatGPT for the best build-to-rent in your city tonight. If your building comes up, splendid. If it doesn’t, the one across the road probably does.
